Project Example : Offices & Distribution Warehouse
P C Henderson Ltd, Bowburn, Co. Durham

Description of Scheme

Background

As Consultant Architects to the Parent Company, Hepworth Home Products, we were asked in early 1993 to analyse the existing somewhat outdated and inefficient Industrial Door production, storage and distribution facilities at their national headquarters, together with alternative budgeted refurbishment options to improve production on the site.

Scheme Brief

The final brief identified the requirement for an additional 6,000 square feet of office administration space, together with a new distribution warehouse extension of some 15,000 sq ft, a raw materials / components store of 5,000 sq ft and associated external works incorporating increased staff parking areas and new site marshalling / service yards.

Design Approach

Following a detailed site survey and considerable consultation with the Client and local highways and town planning authorities throughout the design process, the final site layout was developed on computer, including production flow routes to indicate improved handling efficiency, whilst endeavouring to reduce the impact of the building mass by incorporating substantial landscaping and screen planting to the perimeter of the site :-

Budget

The agreed overall Contract value was some £950k, including associated external works.

Final Design

The final design solution was worked-up on our Computer-Aided Design facilities as a three-dimension model, with presentation drawings prepared to help describe the scheme to all parties concerned with the project, including the following 3-d external views :-

Final Costs

The scheme was completed on programme and within the Contract Sum of £950k all-in.
